Land Buying 101: Key Factors to Consider Before You Purchase

When purchasing a land lot, there are a few key factors to keep in mind:

  1. Budget

When looking to purchase a lot to build your future home on, it is important to keep in mind your budget. To build the home you originally planned for, you will need to buy a lot within your previously decided budget.

  2. Financing

Focusing on the financial aspects of your purchase is a key part of a successful closing. Alice Nelson at AG South Farm Credit is a trusted advisor who focuses on helping individuals and families navigate land financing in West Georgia.

  3. Location

Before closing on a lot, make sure to take into consideration the location. We suggest you visit the town your lot is located in and familiarize yourself with the area to make sure that it is the best fit for you and your family!

When you are ready to put a contract, make it contingent on these items:

    1. Water Availability

    2. Sewer Access or Good Soil Report Results

You need to make a contract on purchasing land contingency on water availability, a good soil report, or sewer access. (If the land needs soil testing done, you can call the county environmental office to get a list of names of people who can do a level 3 soil test, which is required locally.)
